Common property in a strata scheme is a workplace whenever a contractor attends — which brings the building under WHS law. Strata signage covers asbestos registers, pool compliance, visitor wayfinding, emergency egress and waste management.

It covers common property only — individual units are private property and outside the building-manager scope. Are strata buildings really workplaces?
Common property becomes a workplace when tradespeople enter — plumbers, electricians, cleaners, gardeners, fire-system contractors. This brings the owners corporation into WHS scope as a PCBU (or co-PCBU with the strata manager). Asbestos registers for pre-2004 common property, contractor induction procedures and basic safety signage are standard.
Who is responsible for pool signage — the body corporate or the pool certifier?
The body corporate / owners corporation is responsible for the pool as common property. The pool certifier inspects and certifies; the body corporate procures and maintains the signs. State pool safety Acts prescribe the mandatory signs (pool rules, CPR chart, depth markers) — failure to display can void the pool safety certificate.
Do strata buildings need asbestos register notices?
If the building was constructed before 1 January 2004 and has not been fully surveyed and remediated, the owners corporation should commission an asbestos inspection, maintain a register, and post a register-location notice at each entry to plant rooms and service risers. Contractors attending common property must view the register before work commences.
