A typical office needs less signage than a warehouse or construction site, but still has specific duties — particularly around accessible toilet identification, emergency egress and electrical safety. This checklist covers corporate and professional-services tenancies.

Frequently asked questions

Who is responsible for emergency exit signs — landlord or tenant?

Generally, the building owner/landlord is responsible for the base-building emergency egress system (AS/NZS 2293 exit signs, emergency lighting). The tenant is responsible for ensuring tenancy-level wayfinding, accessible signage within the tenancy, and not blocking the base-building system. Check the lease — signage obligations are often explicitly split.

Do we need braille and tactile signs if the building already has them at the lobby?

Base-building braille/tactile signs cover common areas (lifts, exits, building toilets). Tenancy-level bathrooms within the lease (fitout toilets, breakout-area amenities) are the tenant's responsibility and need the same standard of AS 1428.1 signage.

What about signage for hot-desk / hybrid offices?

Hot-desk offices add a layer: seat-identification signs (A1, A2, A3), wayfinding to break-out spaces, booking-policy notices at zones, and phone-booth identification. These aren't WHS-mandated but are standard operational signage for a functional hybrid workspace.
